These General Terms and Conditions govern the booking, access, stay and use of the services offered by B&B Ca’ Letizia, a residence located in the historic centre of Noli.
By making a booking, accessing the property or staying at Ca’ Letizia, the guest declares that they have read, understood and fully accepted these terms, as well as any specific conditions communicated during booking, confirmation or payment.
These terms apply to bookings made through the official website, by email, by telephone, by messaging, through online booking portals and platforms, or through intermediaries or affiliated partners.
For bookings made through third-party portals, the contractual and pricing terms of the platform used shall also remain applicable, insofar as they are compatible with these terms. In case of conflict, the specific conditions of the platform shall prevail for matters relating to payment, cancellation and intermediation.

## 2. Description of the property and nature of services
Ca’ Letizia is a charming residence located in the historic village of Noli and is characterised by small-scale, private and high-level hospitality.
The property may offer directly managed accommodation services, ancillary services within the residence, and complementary services provided through third-party operators, affiliated partners or selected local businesses.
The guest acknowledges that certain services, experiences or performances indicated in information materials, on the website or in promotional communications may be subject to availability, require advance booking, be seasonal, be provided by independent third parties, or be modified for organisational, weather, safety, maintenance or force majeure reasons.
## 3. Booking requirements
Bookings may be made only by adults who have the legal capacity to enter into binding contracts.
The person making the booking guarantees the truthfulness of the data provided, declares that they have the authority to accept these terms also on behalf of the other guests included in the booking, and assumes responsibility for informing all participants about the stay rules, restrictions, times, economic conditions and any applicable special clauses.
The property reserves the right to refuse incomplete, irregular, suspicious or non-compliant bookings.
## 4. Conclusion of the booking contract
A booking request does not automatically constitute acceptance.
The booking is considered completed only when the following conditions are all met: receipt by the property of the booking request or order; verification of availability by the property; any receipt of the requested payment or guarantee; written confirmation sent by the property by email, message or booking system.
Depending on the period, length of stay, selected rate or sales channel, the property may request a credit card as guarantee, partial advance payment, full advance payment, a deposit or confirmatory deposit where expressly indicated, or additional documentation necessary to complete the booking.
If the requested documentation or payment is not received within the deadline indicated by the property, the booking may be cancelled or considered unconfirmed, without any obligation to maintain availability.
## 5. Rates and prices
Unless otherwise indicated in writing, rates are expressed in euros and refer to one night, the suite, the maximum number of guests indicated in the confirmation, and the booked period only.
Unless expressly communicated otherwise, the rate includes overnight stay in the suite, initial supply of bed and bathroom linen, initial cleaning, ordinary utilities, Wi-Fi where available, use of services expressly indicated as included, and VAT if due according to the tax regime applicable to the property.
Unless otherwise indicated, the rate does not include tourist tax, extra services, experiences by reservation, special consumptions or supplies, services provided by affiliated third parties, transfers, parking, beach services, any wellness services if charged separately, damages, penalties or additional charges provided for in these terms.
Rates may vary according to seasonality, number of guests, length of stay, booking advance, events, holidays or high-demand periods, special packages, promotional conditions and sales channel used. Promotional offers are not cumulative unless otherwise indicated.
## 6. Tourist tax
Any tourist tax provided for by the Municipality of Noli is not included in the rate unless expressly stated otherwise, and must be paid by guests according to the municipal rules in force at the time of the stay.
The amount, application period, any exemptions, reductions, taxable night limits and declaration obligations follow exclusively the provisions of the Municipality of Noli and the applicable legislation. The property may request guests to complete the necessary forms in case of exemption or concession.
If the guest declares that they are entitled to an exemption or reduction, they are responsible for the accuracy of the declaration made and for any required documentation. In the absence of the necessary documentation, the property may apply the full tax due.
## 7. Payment methods
Accepted payment methods may include bank transfer, credit or debit card, payment by link or electronic gateway, payment through online platforms, and cash within the limits permitted by law.
The property reserves the right to request advance balance, balance at check-in, balance before access to ancillary services, card pre-authorisation or a security deposit for any damages, special uses or access to dedicated equipment.
If a security deposit is required, it may be retained, in whole or in part, in case of damage to the property, furnishings or equipment, breach of stay conditions, loss of keys, access devices or remote controls, need for extraordinary cleaning, or charges for unauthorised use or use exceeding what was agreed.
## 8. Cancellation, modification and no-show policies
Cancellation conditions may vary depending on the selected rate, seasonality and booking channel.
Unless different conditions are expressly indicated in the booking confirmation, direct bookings may be subject to one of the following formulas: flexible rate with free cancellation within an established deadline; partially refundable rate; non-refundable rate; confirmatory deposit not returned in case of cancellation attributable to the guest.
The exact conditions applicable to the individual stay are those stated in the written confirmation sent to the guest.
In case of cancellation by the guest, any refund will be made within the technical times required by the payment circuit used; third-party commissions, bank charges or intermediation costs may not be refundable if they cannot be recovered by the property; amounts paid as a confirmatory deposit will follow their own legal regime if expressly qualified as such in the confirmation.
In case of failure by the guest to show up without communication within check-in time or within another agreed deadline, the booking may be treated as a no-show, with application of the penalties provided for by the booked rate and with the right of the property to place the suite back on sale.
Requests to change dates are subject to availability and do not constitute a guest right. Even where availability exists, the property may apply rate adjustments, administrative fees and new cancellation conditions for the modified stay.
## 9. Cancellation or supervening impossibility by the property
If, due to objective causes, faults, technical events, force majeure, measures by authorities or other reasons not attributable to wilful misconduct or gross negligence of the property, the stay cannot be performed or must be interrupted, the property may propose a new date, propose an alternative solution if available, or fully or partially refund the amounts received for unused services.
Except for mandatory cases provided by law, such refund shall constitute the guest’s only economic claim, excluding further claims for indirect damages, loss of opportunities, loss of holiday enjoyment, expenses incurred toward third parties or similar items, where not due by law.
## 10. Check-in
Unless otherwise communicated in writing, check-in takes place from 3:00 p.m. to 8:00 p.m. on the day of arrival. Different times must be agreed in advance and accepted by the property.
A request for early or late check-in does not constitute automatic confirmation and depends on availability, organisation and operational conditions.
The guest must communicate in good time the expected arrival time, any delays and any special access needs.
The property may provide personalised access instructions, including self check-in, codes, key boxes, key handover or reception by appointment.
Failure to comply with the agreed time without adequate notice may result in non-guaranteed waiting, a late check-in supplement where applicable, inability to check in on the same day, or treatment of the booking as a no-show in the most serious cases.
## 11. Guest identification and legal obligations
Upon arrival, all guests, including minors according to the methods provided by law, must present a valid identity document.
Access or stay by unidentified or unregistered persons is not permitted.
As manager of an accommodation facility, the property is required to register guests and communicate the relevant data to the competent authorities through the channels provided by current legislation. For this reason, accommodation cannot be provided in the absence of a suitable document or in case of refusal to provide the requested data.
The guest guarantees that the data communicated is correct, complete and truthful. False declarations, use of invalid documents or relevant omissions may result in refusal of hospitality, interruption of the stay and further consequences provided by law.
## 12. Check-out
Unless otherwise indicated, check-out must be completed by 11:00 a.m. on the day of departure.
By that time the guest must vacate the suite, return keys, badges, remote controls or other access devices, report any damage, faults or anomalies, and settle any unpaid extras.
Late check-out is subject to prior authorisation and availability. Without authorisation, staying beyond the established time may result in a supplement or, in more significant cases, the charge of an additional night.
## 13. Breakfast
Breakfast, if included in the rate formula or booking confirmation, may be served at an affiliated business located a short distance from the residence or according to the methods communicated by the property.
The property will provide guests with operational instructions concerning place of use, times, access methods, any vouchers and content of the service.
The guest acknowledges that breakfast times and methods may depend on the affiliated partner; intolerances, allergies or special dietary requests must be communicated sufficiently in advance; the property is not responsible for temporary unavailability, limitations or changes attributable to the third-party provider, without prejudice to the commitment to propose, where possible, a reasonable alternative solution.
## 14. Equipment and services included in the suite
Unless otherwise indicated in the room sheet or booking confirmation, the suite may include free Wi-Fi, air conditioning, heating, TV and/or streaming services, refrigerator or minibar, safe, kettle with selection of teas and herbal teas, bed and bathroom linen, courtesy bathroom products, hairdryer, wardrobe, table, seating or relaxation area, and further equipment indicated in information materials.
The property undertakes to maintain the suite in decent, functional conditions consistent with the general description. Minor aesthetic, furnishing or layout differences do not constitute non-performance.
Any faults or supervening unavailability of individual non-essential equipment do not automatically give rise to a refund, except in cases provided by law or where the disruption significantly affects the stay.
## 15. Extra services, experiences and services by reservation
During the stay, subject to availability and unless otherwise regulated, guests may request ancillary services such as reserved use of any available external spaces, snorkeling or kayak equipment where available, food and wine experiences, private tastings, romantic arrangements, special services for particular occasions, access to an affiliated beach, delivery to the property or room collection of products purchased through Cantina Sabauda, Bottega Riviera or other connected channels, experiences in the village or outdoor activities organised by third parties.
Such services are not automatically included in the base rate unless expressly indicated; they must be requested in advance; they are subject to confirmation; they may involve additional costs, specific rules, usage limitations, waivers or dedicated deposits.
## 16. Special rules for external spaces, equipment and dedicated areas
Any access to balconies, terraces, external spaces, sports equipment, snorkeling or kayak equipment or other dedicated areas is permitted only according to the instructions of the property and, where required, after booking or authorisation.
The guest acknowledges that use of such areas or equipment may involve risks connected with wet or slippery surfaces, weather or sea conditions, improper use of equipment, unsuitable personal physical conditions or failure to follow the instructions received.
For these reasons, use is permitted only to authorised guests; minors may access or use equipment only under the full and continuous responsibility of accompanying adults and only if expressly permitted; guests must use spaces and equipment with the utmost caution; use while intoxicated, altered or in unsuitable physical conditions is prohibited; the property may deny or interrupt access in case of incorrect use, adverse weather conditions, safety reasons, maintenance or failure to comply with the rules.
The property is not liable for accidents, inconvenience or consequences arising from improper, imprudent or non-compliant use of the instructions provided, without prejudice to mandatory legal cases.
## 17. Number of guests and permitted access
Only the persons indicated in the booking and duly identified at check-in may stay in the suite.
Additional persons may not be hosted, even temporarily, without prior written authorisation from the property.
Entry by external visitors, companions, friends or unregistered relatives is subject to prior authorisation by the property and may be prohibited or limited for reasons of safety, privacy, quiet, capacity or applicable regulations.
Any unauthorised presence of persons outside the booking may result in additional charges, immediate interruption of the stay, reporting to the authorities where necessary, or retention of sums as penalty or compensation within the limits of the law.
## 18. Proper use of the residence and quiet
Guests must use the suite and the spaces of the residence with diligence, respect and civic sense, with particular regard to the value of the historic setting in which the property is located.
Guests must maintain civil and respectful behaviour, avoid disturbing noise, not keep music, TV or audio devices at high volume, not disturb residents of the village, any other guests or nearby businesses, respect any communicated quiet hours, not move furnishings or equipment without authorisation, and not use the suite for purposes other than the authorised tourist stay.
Unless previously authorised in writing, parties, events, gatherings, professional photo or video shoots, commercial use of the premises, unlawful activities or activities contrary to public decency, and use of the property as a venue for public meetings are expressly prohibited.
The property reserves the right to immediately interrupt the stay in case of conduct incompatible with the nature of the residence, without obligation to refund the unused period within the limits permitted by law.
## 19. Smoking ban
Smoking is prohibited inside the suite and, where communicated, in further areas of the residence, including electronic cigarettes, heated tobacco devices, hookahs or similar products, except in expressly authorised areas.
In case of breach, the property may charge extraordinary cleaning costs, deodorisation or sanitisation costs, damage to textiles, furnishings or surfaces, and any further documentable damage.
## 20. Pets
Admission of pets is not automatic and must be agreed in advance in writing with the property.
If authorised, the pet owner undertakes to keep the animal carefully, ensure that it does not cause disturbance, damage or hygiene issues, comply with any access restrictions to certain areas, immediately clean any excrement or dirt, and not leave the animal unattended unless specifically authorised.
The property reserves the right to apply supplements or deposits and to revoke authorisation in case of behaviour incompatible with safety, hygiene or quiet of the residence.
## 21. Cleaning, tidying and maintenance
The suite is delivered clean and tidy.
Depending on the length of stay and selected formula, the property may provide periodic tidying, scheduled linen change, intermediate cleaning and extraordinary cleaning upon request.
The guest must keep the suite in normal order and promptly report faults, breakages, malfunctions, water leaks, technical anomalies and potentially dangerous situations.
Failure to promptly report a fault that has aggravated the damage may be assessed for the purpose of the guest’s liability.
## 22. Damage, loss and charges
The guest is responsible for damage caused, directly or indirectly, by themselves, accompanying persons, authorised visitors, minors under their responsibility or animals introduced by them.
Compensable damages include, by way of example, breakage or deterioration of furnishings, textiles, objects, appliances or systems, permanent stains, smoke damage, loss of keys or access devices, tampering, improper use of equipment or spaces, need for urgent interventions, restoration or extraordinary cleaning.
The property may quantify and charge such amounts by retaining the deposit, by card charge where authorised, or by subsequent documented request.
## 23. Personal belongings, safe and liability
Guests are invited to carefully guard their personal belongings and to use, where present, the safe available in the suite.
The property is not liable, except in mandatory cases provided by law, for loss, theft, removal, deterioration or damage to money, jewellery, electronic devices, documents, luggage or other personal belongings left unattended or not formally entrusted to the custody of the property.
The property is also not responsible for vehicles, bicycles, scooters or other items left in external areas or unattended spaces, unless otherwise agreed in writing.
## 24. Minors
Minors may stay only if accompanied by a parent, guardian or legally responsible adult.
The accompanying adult is fully responsible for the minor’s conduct, supervision and any damage or consequence resulting from lack of supervision.
For safety reasons, minors’ access to stairs, balconies, terraces, equipment or other potentially sensitive areas may be limited, prohibited or subject to specific rules communicated by the property.
## 25. Safety and diligent use of systems
Guests must use with caution all systems and devices present in the residence, including electrical systems, air conditioning, fixtures, access systems and electronic equipment.
It is prohibited to tamper with systems or equipment, introduce flammable or dangerous materials, use open flames, portable stoves or unauthorised appliances, alter any safety or video surveillance systems present only in areas permitted by law, or use the property contrary to its intended purpose.
## 26. Wi-Fi and digital services
Any Wi-Fi connection is provided as an ancillary service, within the limits of coverage, network performance and technical conditions present in the historic centre.
The property does not guarantee absolute continuity of service, constant minimum speed, compatibility with all devices, or absence of interruptions due to telephone operators, blackouts, maintenance or force majeure.
The guest undertakes to use the connection lawfully and in compliance with current legislation, refraining from any unlawful, abusive activity or activity harmful to third-party rights.
## 27. Services provided by third parties
Certain services or experiences proposed or suggested by Ca’ Letizia may be provided by external partners, including by way of example breakfast bars, affiliated beaches, guides, tour operators, transfer providers, restaurants, organisers of tastings or outdoor activities.
In such cases, unless Ca’ Letizia acts directly as seller of the service, the contractual relationship relating to the specific service may be established directly between guest and third-party provider.
The property is not liable for disruptions, cancellations, delays, damage or non-performance attributable to such third parties, except in cases provided by law.
## 28. Force majeure
The property shall not be held liable for failure or incorrect performance due to events outside its reasonable control, including blackouts, network failures, water interruptions, exceptional weather events, storm surges, weather alerts, authority measures, strikes, pandemics or health emergencies, fires, natural disasters or supervening unavailability of essential suppliers.
In such circumstances, the property will adopt, as far as reasonably possible, suitable measures to limit inconvenience and propose solutions compatible with the situation.
## 29. Privacy and processing of personal data
Guests’ personal data is processed in compliance with current legislation on personal data protection and according to the property’s privacy notice.
Data may be processed for purposes connected with booking management, administrative, tax and accounting obligations, public security obligations, operational communications relating to the stay, any services requested by the guest and protection of the rights of the property.
The guest must read the privacy notice made available on the official website, upon request or at check-in.
## 30. Complaints and reports
Any problems, complaints or disputes must be promptly communicated to the property during the stay, so as to allow, where possible, immediate verification and corrective action.
Reports made only after departure, relating to circumstances not reported when it was still possible to intervene, will be assessed taking into account the possible inability of the property to remedy promptly.
## 31. Partial invalidity
Any nullity, ineffectiveness or unenforceability of one or more clauses of these terms does not entail the nullity of the entire text, the remaining provisions remaining valid and effective.
## 32. Applicable law and competent court
These terms are governed by Italian law.
For any dispute relating to the interpretation, validity, performance or termination of the contractual relationship, the court identified according to current legislation shall have jurisdiction, without prejudice to any mandatory consumer forum where applicable.
## 33. Final clauses
The version applicable to the stay is the one communicated or available at the time of booking, except for amendments necessary to comply with mandatory rules or measures by authorities.
